Ive talked to several investors that have invested in Baltimore city and they have told me too stay far away from it because they cannot get there houses sold, having problems collecting rent from tenants because they use there money(if they even have any) on drugs, and other usless stuff.

One of those scumbag contingency lawyers tried to sue us.Then, a tenant with a 16 year old druggie child, fell into the water meter hole when the child forgot to replace the meter cover after hiding his drugs.

He had 3 felony convictions for trafficking in illegal drugs; a felony conviction for carrying a concealed weapon under disability; a domestic violence conviction; and a bunch of other misdemeanors.Yes, I understand about dealing with ugly people (although to be politically correct, I call them scumbags).

It's in an "ok" section of the town that it's in... there are some bad areas (drugs/crime) in this town...There are still a lot of unknowns for me at this point since I'm new to this... and I'm hoping that by reading here and heeding advice, that I can avoid the mistakes that have been made by other people...

Probably won't be solved by adverse possession but might be resolved with either a prescriptive easement or a 'license' for which you pay some nominal fee as the licensee to the property owner.Laws vary by state and can be complicated and expensive to resolve.
