vacancy, repairs, capex, management, any shared utilities, any groundskeeping not done by the tenants, any permits or registration fees, etc. 

My local authorities allow STR once I get the necessary permits and business licenses.

Additionally, I own an adjacent parcel with 5 acres of coffee and have obtained permits to operate an agricultural tourism business there, with entitlements to build two more dwellings.The estate is situated within a gated community, and while it’s a remarkable property with a lot of unique features, I’ve encountered some pushback from the neighbors, which has made me reconsider my position here.

I would just suggest you make sure you fully understand that process before you dive into it - because you can lose a lot of money fast if you don’t know all the ins and outs.Likewise, rehabbing isn’t always straight forward… like who will do the work, permits, contractors, unknown damage you may not have accounted for - especially in  a foreclosure where there usually isn’t the ability to inspect the property.We’ve done several flips we won at auction, and lost plenty of them in the bidding.  

But you might be able to redeem in some circumstances.Some Counties Permit RedemptionCounty commissioners have the discretion to allow the redemption of property the county purchased at a tax sale if all taxes with interest and costs due, less any penalties, are paid. (72 P.S. § 5879).

Our next door neighbor is deceased, according to property records and we always thought the property is vacant but someone showed up and started throwing bricks at the new sliding door we installed, my workers heard the loud noise and went to check and they claim to see a weapon on his hand and fled the property. 

Hi Elvis,You will need to fill out a construction permit if you are doing a major renovation, which requires an inspection from the city to ensure the code is followed.

They can also point you to what permits and inspections you will need to get to CO (Certificate of Occupancy).  

That's my best advise on it.It is quite common to have issues with permitting or with the removal of tenants so the lender will understand if that's what's going on.
