Actually, I don't think renter's insurance will cover anything that is damaged due to natural flooding - I had a similar issue a few year's back and the tenant's insurance did not cover the damage; renter's insurance covers damage due to a burst pipe maybe ...I appeased the (very long term) tenant by having a perimeter french drain and sump pump installed - to hopefully avoid repeats in the future.

With the approx gross income being $123,120 and knowing now that the water is paid by the tenant (I inspected the park again yesterday and found individual water meters), I had expenses figured at $19,296 per year (property taxes of $7,396, a "guess" of insurance at $3,500, management fee of $6,000 and a "guess" of mowing of vacant lots/perimeters along with yearly incidentals of $2,400) this would leave a NOI of $103,824, hence my assumption of the park being worth at least 1 million.

The cavity in the toilet is 5/8" high (vertical distance from perimeter to toilet ceiling), meaning there was only 1/8" of space in which the wax ring did its work.

Basically you simply glue the perimeter for anchor the planks and just drop the rest next to each other. no click, simple and easy install...anyone ever heard or tried this type before?
