Here are additional comments:1) Buying out of state removes any local knowledge you have from assisting in your success, including knowing areas, people and costs. - We always recommend buying your first rental locally if possible and DIY managing to learn as much as possible before investing OOS.2) Lots of crooks and incompetents in the PMC world:( They both cost you money.- As already stated, you'll have a small portfolio.

Cities and communities are also cracking down on people using homes for this.

People are spending 400k for an ADU but Boxabl offers a studio, with appliances, full kitchen and full bath for 60k.

Looking to help people in my community build wealth and continue to learn more about investments myself!

People going to the university for whatever reason? 

They require all cash to buy so the people there have money.

It may make people feel better but does it actually do anything?
