If you're sure your place is priced right, then you just gotta be patient and wait.....I know that is tough but you'll be glad you did later.

Don't do this, of course, if the tenant has safety concerns or if you think the tenant will not have the unit in good condition for a showing.

I'm looking at the protocol to register and then have the safety and lead risk inspections, fix any issues and ultimately get the certificate of compliance for 3 years, then repeat.

However, the neighborhood has had serious safety issues in the past.

Well if you are buying at an 8% going in today, I could argue that compressing it over 5 yrs (again depending on asset and market) to 7% is still a realistic expectation, especially if your sensitivity shows you can still make an okay return if cap rates do continue to expand.b) you need to be more patient.  

As property manager we have the right and the physical and electronic safety guards to capture their SS number if they have one (this required an on site visit to our office to verify that each computer was password protected, that we had locking file cabinets etc).

To share my experience (especially with Zillow) you'll need to be patient OR post on multiple sites.
