My wife and I are looking for a similar project but for our next personal residence over in the Fair Oaks / Folsom area.  

Area of Analysis: Oak Forest- 77018- HoustonOak Forest is an up and coming subdivision just north of the 610 North Loop that intertwines with a sister subdivision- Garden Oaks.

If I were acting as a rehabber in this case, I'd be very concerned about the ability achieve the Chip/Jo look at a price that would allow you to make a profit by selling at market value when finished.  

With that being said, I picked up an REO on 1327 Grey Oak that my clients should do well on.

There are a couple of good meetings located in Thousand Oaks that can be found on meetup.com.  

Think chipped paint in a home old enough that some of the previous layers of paint might be led based.You should use this as an opportunity to become an excellent VA realtor.

I frequent the one in white oak.  

I am looking in the Hyde Park, Oak lawn,(near Chi state), as well as the Pilsen neighborhood.

Goes with everything.For kitchen cabinets, I have started installing unfinished oak and we paint it grey.

To "ME" hardwood is more like oak flooring and its kissing cousins.
