Here are a few paths i was considering. 1- Refinance, pull out some cash, purchase condo, turn current residents into my first rental that is doing better than the desired 1% rule.2- Sell property, purchase condo for living, put 25% down on 4plex for first rental property.I am sure there are a thousand different ways i could approach my situation, and i am sure there are meticulous details that could help see more options.

I am not sure, they are very clean and meticulous, they have found a few other issues I have found that no other tenant has ever had a problem with.

You save 85k in cash, and if you negotiate properly with a good landlord and tell him or her your will handle the normal wear and tear items on the home(most Air BnB proprietors who are Superhost keep their units meticulous) if they handle the large maintenance items like roof, HVAC, etc. - Now you have your Air BnB unit but you don't have to come out of pocket a dime.
