I know where they are and there is some motivation and responsibility here (hopefully).

With less demand, sellers may be more motivated to offload properties, especially those facing higher holding costs due to rising interest rates.Also, the election season plays a major role with what's going on. 

Because you will wipe them out in a foreclosure, these lenders have more to lose than you and are supremely motivated to encourage your borrower to pay you.

All of this can be pretty scary for a newbie, so just hearing from people who have been successful is very motivational and inspires me to keep going.Your story sounds very similar to where I'd want to be in the not too distant future.

The strategy sounds incredible, and I’m excited to dive deeper into it.

@John Fong, you cannot exchange into improvements on property you own without an incredible amount of time, money and risk. 

I find this discourse about cashflow OR appreciation an incredibly narrow way to look at the market.

I've found the area to be incredibly over-saturated with rentals, really driving down nightly rates and occupancy.

I just find it funny that so many people critique the guy... because that is exactly what he is going for.As far as the $1,000 program is concerned - I'd buy it if I was looking for a motivational, pump me up, get me stoked kind of event.

I know i have a long road ahead of me to able to achieve this goal, but I'm very motivated to make it happen.
