I am looking for a Brokerage to associate my license with once  it is finalized, but have not had any luck finding one that is willing to hang my license while I am living out of state. 

It sounds like you have not gotten the hang of buying properties that make financial sense.

Blake:For me the key was hanging around people that were further along than I was.My goal had been to build a single family portfolio and we were doing that.  

Her packages were left hanging from the mailbox or had dropped on the ground.She then intimated to our inherited live-in Maint guy (who we also eventually evicted) that she would fake a fall, sue & split the money. 

I personally took the classes to get a license and was planning on actually completing my license, (though never did because I moved to CA), in MA for a few reasons. 1) The cost was low, I think I only paid about $400 for the course.2) The time commitment was low, you only need to complete 40 hours of instruction.3) If I wanted to get a license, I could do so and hang it with a broker simply to help myself with my own process of accessing the MLS and being more self sufficient.Having completed the course I can tell you that you will learn nuances to real estate that you didn't already know. 

Full disclosure I just passed my Real Estate sales license and am looking at hanging my license with them.

Gotta find that 1 in 100 loan originators that'll actually review your paperwork and do the math to confirm; most will laugh at you right before hanging up.

Hang out by them and try to talk to folks interested in SDIRA. 

The only hang up is when it goes to underwriting they will most likely have you do a letter of explanation (LOX) to explain why you are wanting to purchase another property.
