Just so they doesn't sound to anecdotal, I have a few other examples much like these, it seems to take a bit of real effort to work a straight line over that 10 year period.Well duh, I can post tons of Mountain House properties that sold NEW for way too much to people that HAD to have granite and stainless and offices for husband and wife and separate bedrooms for Porshe and Wolf because we deserve it but are willing to drive the 60 miles at 2+hours each way.

I include the scope of the project as far as what repairs need to be done, itemized budget for the repairs in Excel table format, and 3 neighborhood comps with pictures of those houses and descriptions talking about granite/ss appliances/tile floors/new roof, etc just like my project house will have.Everything is done in Powerpoint so I can make an excellent presentation using pictures and laying it out where I want it.

My house has hardwood floors, granite, stainless steel appliances, an upgraded master bath and some custom carpentry/wainscoting in the entry way hall and up the stairs.There have been a couple recent comps at 1700/mo and 1850/mo (the latter being another model like mine with only upgraded floors).
