I'd recommend reading through "The Ultimate Beginner's Guide to Real Estate Investing" to get a good framework, and then read "The Book on Flipping Houses" which will tell you everything you need to know be a successful house flipper.

You can't build a marketing strategy around a property before building the framework of what the transaction will look like. 

As a result, the rules are somewhat different in every state, although the framework is the same throughout the country.

I think where I was going with the question was closer to "What is a good framework to follow when presenting." vs trying to use someone else's presentation.

I have no other experience with real estate or commercial development, so I am confused about the framework in which this all takes place, and most people on this forum are working with single family or multifamily homes, not larger developments. 

Sometimes less.  1100SQFT - 2500SQFT Complete renovation down to studs and replace everything up to code - New mechanicals, frame work, exterior work, insulation and drywall then all your finishes 8-12 weeks.  

I intend to do most of the renovation work myself, other than the heavy stuff (foundation/framework/electrical/plumbing). 

I have a base, a solid framework of median priced (for the market) investments.  

Podcasts, Books, and Mentors you find by networking.I'd pick up a copy of Set for Life by Scott Trench as it has a good framework for financial independence, especially for a newer investor.

Most of the demo and frame work have been done inside as-well.
