That being said, I should have done this one with a 20% down payment, since there are only two units and forgoing the rental income for my own living arrangements would diminish profits -- my mistake.

I am new to this process and wanted to see what the formal steps would be if I were to pay all cash for the property and forgo a realtor - hoping someone in the BP community has come across this an can advise me on any of the pitfalls when closing a deal without an agent:)Any advice is greatly appreciated!

Not only is your business life rocked but you then get to come home and hear about it on the personal side.My personal banker over here in Portland we have been doing business for going on our 23rd year.. and so that has led to some interesting conversations over the years.. and his number one issue with a problem loan is usually a partnership break up that is compounded by business where the spouse is also a principal.
