I would suggest staying in California if you can since you're new to this, because unless you have some boots on the ground in other states it might be pretty inconvenient to have to fly out there if needed for some property emergency (like the home catches on fire, flood, etc.)With 25% down you can make the numbers work in Sacramento.

Based on my goals and calculation to find 30 properties that that provide 80% CoC returns within 3 months does not fly in reality.

Instead of flying to HI they might drive to Tahoe.Fly to destinations are usually hit harder than drive to destinations.

If you do your first flip at a distance you have to fly to, it makes it very difficult to manage.

@Ryan Blake Just google " uber air taxi" or "from drones to autonomous cars and flying taxis, TechCrunch's Tel Aviv 2018 conference had it all" or "Uber just unveiled a prototype of its futuristic air taxi" all interesting articles with time frame for deployment btw 2020 and 2023. 

This sent  red flags  flying this feels like example 1 all over again.

There is a public use regional airport about a mile from the 4 unit building I'm closing on today, if you fly yourself ;)  Really do think there had already been a lot of opportunity in the area and Foxconn multiplies it's potential, both residential and commercial.
