I am looking to do refinance cash out with no income- due to Corona Virus i am laid off temporary and on unemployment for 2 weeks now. 

Also, a number of them may just plain want to move away from densely populated areas due to the virus.  

I personally would rather wait until then (and am focusing instead on virus resistant asset classes).

Remind them that the CARES Act has halted evictions but they still owe rent, if they have been affected by the virus in some way they need to communicate that along with written proof then we offer them a payment plan as well as links to all the resources available to help them pay rent.

I believe you can only pull it out if you were effected by the virus (ie. job loss or loss of income).

I am planning to do a forbearance on all of my rentals (only 3:)), pocketing the rents w/o paying the mortgages, and at the end of the forbearance period, because rates are so low, I hope to refi all of them next year...

Is the prevailing atmosphere under virus precautions and restrictions having a noticeable effect on local investors doing flips and/or rentals?
