Exterior work is difficult from Mid November through late March, but most of it can be done besides painting.

At this point I think I need to finish the renovations regardless.

I've seen a couple I thought would work lately. 

I invested with Summit Capital in late October of 2022 as a 50 percent owner.

Be sure you know what the timeframe is on the contractor and the finish work too! 

@Jerry ZhangYou cannotYou can give a personal guarantee but then you would have to have other assets.What could happen and we have seen many times is they go into default and the 20% equity cushion goes out the window due to late fees, accrued interest and legal costs.

its a lot of work and cash and carry.. no harm feeling it out and seeing if it will work for you.I have been buying courthouse steps since the late 70s.. it goes in spurts for us.

However, it seems like it might be too late to secure tenants for this school year.
