The training is WAY better than "subto" (I have a mastermind login).

However, they typically have great training programs and a strong support system.I can refer her to my Home services of America network if she is interested.

You want to get on the train... and I did!

Recently, I completed a short-term rental (STR) training program and I am eager to explore more opportunities in this field.

These are professionals with additional training and a stricter code of ethics.

Like you I fund many deals a month in the 8 markets I work wholesalers put up very little EMD and many times NO deposit.. maybe in High priced markets were the dollas are bigger but to me there just is not enough potential clients of quality to make this a viable strategy for someone and doubly dangerous for those with basically zero RE experience and got their training from a course.

For example, after dealing with the hot tub myself for a bit I created a couple training videos for the cleaner, such as how to empty the hot tub with a sump pump, refill, etc. 

The IRS is still around, like it or not, and they are hiring and training a new army of auditors as we speak.All of these factors combined add up to the same message I posted earlier: in order to fund your 401k with $20k, your business need to make significantly more than that number.

As I see more and more of these situations, I'm thinking  it should be mandatory for any new landlord to undergo a training seminar.
