Also, for an STR I'd expect your utility costs to be higher than average because renters won't be as energy conscious as someone who had to pay the bill so maybe pad those numbers a little.  

There is the lowest category of wetland designation on the site resulting from Wetlands Resources and Department of Ecology to assess that of the 2.68 acres, 2.17 is buildable, but we have to wait for the Army Corp of Engineers to make that determination "official" and that could take until the end of 2024 or early 2025.

Indeed, the argument can be made that, as hotel rates go up, there is an opportunity to cater to the budget conscious/strapped traveler who doesn't mind staying in an unappealing area.
