The owner had no money from the deal to cure the lien, and because we were already passed our 1031 exchange identification deadline, we asked what the payoff was and ended up paying out of the door $112k to close this deal.

I did see it and scheduled the sprinkler installation but heard they are now requiring additional improvements that weren't originally discussed like multiple egresses, changes to pool room doors etc.   

If the townhomes are attached there is definitely no development opportunity here and not really any advantage of owning the one next door. 

However, a lot of condominium communities have clear guidelines on rental restrictions that often prohibit leases less than 6 or 12 months.Before paying for a really nice high-rise, please make sure you will be able to monetize it the way you'd like prior to purchase.Best of luck.
