Another item would be your office location that is not only convenient but has fewer distractions.You can locate your office in your living place if you can close it and not be distracted by personal things.

But right before Christmas I think folks are very busy and distracted and it would not surprise me at all if a lot of people called to get info on a listing but did not make an appointment.You might want to at least consider Craigslist.

You're either an investor or you're a chump with a license working a crappy job dealing with other people's crappy houses and trying to earn a tiny percent of the deal that will be highly taxed earned income and a mound of paperwork which will distract you from actually making any real money.Refer them to some idiot with his face on the bus bench and take 25% of the net commission.
