Do you want to be in dense developed urban (such as Minneapolis), or surrounding urban (Bloomington, Richfield, Edina etc.) suburbs (Maple Grove / Plymouth) or semi-rural "path of progress" (Otsego, Monticello). 

I'm a Fractional CFO for real estate developers across the country and I ran the numbers on this deal and I estimate that if you look to a bank for a DSCR loan, you'll need to put 50% down.

Myself being a GC, developer and construction consultant as my main business... the question of GC licensing has never been a factor in lending or in selling for me. 

What is the current prospect of you finding another job?

While residential development is generally restricted in these areas, there are specific circumstances under which it may be permitted:Special Mixed-Use Districts (MX): In certain M1-2 zones, residential use is allowed when paired with a residential district under the MX designation.

Granted it is unlikely to result in a home run, but it also is less likely to fail big and negatively affect prospects for years. 

I will consider your suggestion's particularly the investigating of the local real estate market here (or as a minimum use it as a guide for if/when i return to the states as so to develop my research and planning skills).Appreciate your feedback.  

My question is - if he has developed a "good" software (allegedly) and has a system in place, why would he pay $10k for people to find him deals using his platform and system if he could just pay an employee to find him deals?

I’m also working to develop a list of contractors and handyman services in the area.
