Now since I have not paid myself, and I only have the materials to show on paper, when I go to adjust my cost basis this is my dilemma:I own the building (in a LLC) - I worked on the buiding (without pay) - but since I own the building and did the work, even if Building LLC paid myself through my Real Estate Practices LLC a large check for work performed, that's still taxable income because I am the pass through entity on both LLC's, so it seems to defeat the purpose.

Although I’m worried about this, I don’t think it will pass in November for several reasons:1- all interests aligned with real estate, such as apartment associations, developers, realtors, etc. will put ALOT of money behind defeating this.

With a complicated state like it is in, the tenants would not get much use of it, which would kinda defeat the purpose of having a yard in the first place.

Look up "FHA Self Sufficiency Test" Multis in Denver fail the test, unless you put a lot more down, which defeats the purpose of a low down payment house hack.I just finished a rough draft report with various house hack case studies for Denver with the new higher interest rate environment.

A few years ago I received an offer (as the listing agent on a 220k house) for 2.2 million dollars - on the contract both in numbers and in words (the software typed out the words on the OTP, which defeats the purpose by the way - how the agent did not see this, how the buyer did not check when signing - is beyond my comprehention!
