I don't know about permitting issues where you are, up here in most old buildings, so much unpermitted work has been done over many, many decades and most buyers and sellers just ignore it unless it constitutes an unusual safety hazard.

If I remember correctly, November's will have a constitutional amendment to be voted on to eliminate the possibility of a state income tax forever or at least if it passes until another constitutional amendment is introduced to change it back. if they were to enact a 8% property tax hike and a state income tax, I see where it could be very hard for people the barely qualify for rentals now to be able to qualify in the future.Do you think if that was to happen we as investors would then have to change our screening criteria?

Hi Marc,I'd assume it will draw a particular type of tenant, and a particular type of criminal.Plus you could only enforce it after the fact, and would it stand up in court (Constitutional Right, will they evict for that).And would you be opening yourself up to a lawsuit for not being diligent enough in enforcing it when someone shoots through a wall and injures a neighbor?

There are usually signed documents at closing on both sides stating something like the terms you sign at closing constitute the final agreement, and any terms that would survive closing should be disclosed at closing, not after the fact.
