I even had one take me all the way to loan committee ( and I have never in all my years had a loan turned down once it went to committee) finally got with a banker there who gave us a mid 7 figure LOC to build homes.. but this after I built over 20 of them successfully out of cash  LOL... still took him looking at all the homes ... interviewing my GC  my flying out there  a few times to meet management etc etc... its a process.and if yoiu buying low end rentals in PA the risk to a bank is very high compared to the very small amount of money they make on these deals.. and out of state landlords fail with a lot of requency and the banks know that.In Mississippi were I have done a bunch of work most local banks simply won't lend to you if you live more than 100 miles from the property.what you need is a National lender and a really good mortgage broker who specializes in this stuff..
