I am torn between pricing rent lower with a minimum 3 night stay or just weeding out the less desirable/more work clients with higher pricing.  

1️⃣ Househacking a Multi-Family (2-4 Units):This is how I started with a 3 family outside of Hartford CT—and how many of our clients in expensive markets do, too.

(Minimal competition, high demand, and 20 year operating history with repeat & longterm clients) Agreed!

I have a cash flow analysis spreadsheet that I like to use when looking at deals for my investor clients to make sure the numbers work.

Most gurus have their clients journey end the moment they send them the money, they join a facebook group - have overseas VA;s moderate it and provide some old videos that get repurposed.Those who are new and thinking they are creative typically get crushed as they are gambling not investing.

That’s what our clients and us use it for.

Below are my 2¢’s on a couple of topics.Section 8So far, we’ve had 6 or 8 clients try Section 8 in Las Vegas.

I had a chat with them on the phone as i was curious about the funding.. but came to the conclusion that the down payment ( the client made to buy) was probably what they paid for the property and the seller carry back note was the profit.. and then the seller carry back note is sold to yet another investor.. who is investing for coupon money.   

Being the number one client for your commercial broker makes a world of difference.
