I've recently started putting inexpensive tile in my properties.

Breakdown:$100 tile$300 for cement board, pvc, nails, grout etc.$200 pedestal sink$180 shower kit (claw foot conversion) $100 facetRest is in labor ....

By then, only the demo was done (mostly removing the old tile). 

By adding tile floors, new cabinets and counters, new fixtures, new applicances, I think I should be able to get $1900 for rents no problem.I have not done a renovation of this scale, so if anyone can recommend contractors in Honolulu, Millani, Kailua, or Oahu in general that would do this kind of work, please do here or PM me.Also, I have no idea if I am able to write most of this off as repairs, or will I have to amortize the cost (not favorable)?

Everything from roofing, gutters, exterior/interior paining, landscaping to woodworking and tiling.

One unit was completed a couple months ago and we did tile, and granite, new cabinets, total new bathroom.

@Larry Frank I think subway tile is pretty in right now.

Lately I am putting laminated wood or ceramic in all my rentals sometimes I will put carpet in a bedroom but never in living room.... too much damage occurs in the living area

In Tampa region, or any Florida region, (please specify  the region) how much are you finding the sf price to be for installation labor on tile, vs glue down vinyl, vs floating vinyl?
