One time I got "I'll have someone call you back with more info on that", one time I got another brush off but not before they let slip that the repair was billed at $180 *hmm* and the third time I spoke to a gentleman who said he was the owner and couldn't get me that info because he just changed to a new records keeping system and yada yada yada...Then I get an email from the property manager saying "[appliance store] s calling me saying you're requesting the invoice for the repair work.

So, unless you want to put in the time and money into direct mail i suggest you try other methods.Cold calling is a good tool to use as long as you can brush off the occasional angry conversations.

Washington Township is known as the better school district in Indianapolis not including the suburbs, but even then it's hard to paint with such a broad brush.

I'm also very thankful for finding BiggerPockets, and being able to refresh my memory and brush up on the latest in real estate investing because it's been quite a few years since I've done any deals.

@Amanda Sinclair I don’t want to mislead or broad brush comment on the entire organization but my experience in this particular case feels that way. 

I will do all the brush beating, analyzing, fixing and managing of the properties.

The coatings I'm referring to are elastomeric acrylic coatings that can be brushed on rolled on or spray applied.

It would not hurt to reach out one more time.If you don't get a response after that or if the response you get back is another brush off, move on.I don't believe in chasing people around.
