But I read that the boom is occurring almost exclusively east of the tracks and is very concentrated, hence the rise in median prices.

Another thing to keep in mind is that the property is in pittsfield so not a booming city such as Boston obviously which is related to why the rents and purchase price is lower.One of my concern is that it is a low cash on cash return I believe for my current situation.

I think we can expect Cincinnati to start to "boom" in the coming couple of years, as parts of the city (OTR/Oakley/Hyde park- where I live :) ) are REALLY starting to have buildings EVERYWHERE) + with Cincinnati winning the bid on the MLS soccer stadium/team to be completed by 2021, I think we will see some big things the next couple of years.

I would think Seattle has a more stable job market due to the tech industry.....employment in Phoenix has always been too heavily dependent on construction and real estate (in my opinion), which is most likely why we have drastic boom / bust cycles.

In the more rural areas, prices are obviously cheaper, but they have there own issues such as fluctuating demand because of oil/coal booms and busts, limited selection of tenants and property managers, etc.
