There are so many wonderful individuals on this forum, who bend-over-backwards to help a newbie and provide advise and insights.

There are hard money lenders that will bend over backwards for your business if you have a great track record.

I hired a plumber to do work at her unit in the past and he put it crudely but probably accurately "she must have been really hot back in the day to expect people to bend over backwards for her like that" 

The VA loan is such an incredible benefit for those of us that have served our country and we shouldn't try and take advantage of it by bending the rules.

Also regarding the stairs it does indeed look like it is up to code but the issue at hand is that the stairs are steep and there is a tight bend at the top which wards off some possible renters from moving in their furniture.

Where I live in Bend Oregon $200k wouldn't buy much, but to hit that price point in Indianapolis we are doing a lot of nice finishes; Quartz countertops, wood floors, etc.

Your job as the Manager is to manage the relationship, not bend over backwards or curl up in a ball when tenants do what tenants do.
