Propstream, and Batch leads are great options for pulling comps. 

There are tons of different services out there but we have used lead sherpa and batch skip.

If you have the time you could try out some off market strategies (calling batch leads, driving for dollars, etc.)

Would you recommend a database to find off-market deals by virtually driving for dollars and mailing to these batch leads?

You are essentially batching your assets into LLCs - if any property in that batch has a problem that your insurance doesn't cover, you risk the whole batch of assets.
