New Investor looking around Montgomery

My wife, kids and I just moved from central CT to Montgomery NY. I have had success in CT flipping single family homes acting as my own GC and the plan is to continue in this area. So far other than the selling side of the coin taking longer (houses in CT can and usually close in roughly 1.5-2 months from accepted offer. I have been told and seen on my own house purchase, it takes longer here) This area can be as lucrative as central CT was.

I need to start over with all of my subs, and of course need to really ask around about areas/locations. Newburgh has some good priced, but I have been told can be tough on the selling end. Around me (Montgomery, Walden) there are not a ton of houses on the MLS.

Anyone in the area with any sound advice? Are you guys grabbing off the MLS or do you have other techniques (direct mail, wholesalers, any other off market strategies working)? Any advice on things to do/not do I welcome!
