Hi @AJ Wong, I have an important addition to my comments - as I mentioned I just finished qualifying for a heloc, and I'm in the process of qualifying for a loan on a conforming mortgage for a rental property.

Still very good.The buildings in Costa del Este will have hotel permits when (and if) they are finished, they are under construction but yes, the high price I do not think justifies the purchase.The other thing is I wouldn´t buy except that you come across a rent to buy deal which are more common everyday.

@Ryan Dickerson, while you will ultimately need to either make a somewhat blind leap or hope you can find a contractor that will walk your properties, one piece that I will add is: YOU need to know what type of finishes you are looking at, and understanding their material costs.I.e. are you going to do carpet, LVP, or true hardwoods?  

We elected to do a built in system because this unit was a full gut with nicer finishes and we were increasing rents to the top of the market.

Did you walk the house to see why the records are different (ie did they finish a basement and add a bathroom, den and bedroom)?
