Any feedback/thoughts/advise would be helpful from investors in the area in regards to outlook, taxes, areas, etc. 

I recently had a bit of a shift in my perspective on advising clients to pay points recently and here are my current thoughts.

That's why I don't trust any online gurus and charlatans and seek a real advise from someone serious and experienced in what I'm researching. 

This is an area that could create a huge issue if not done correctly so I wouldn't advise doing it yourself as the 3115 can be a pain lol.

Can someone please advise me on the pro's and con's and keeping the lot as a single lot with all 14 duplexes on it or subdividing each lot to have 14 individual lots? 

My attorney advised me and my spouse to setup separate revocable trusts for asset protection but I'm finding that some financial institutions do not allow accounts to be held in title under more than one trust.

An addendum to the agreement is a common tactic for this that everyone signsIf I was the agent here, I'd advise my client to just ask for the repair to be completed to 100% satisfaction and see what they come back with. 

Further, a broker that “pocketed” a listing instead of advising the seller to place it on MLS and seek a bidding war would be committing a violation of fiduciary responsibility to their client.  

Maybe you could ask her to sign a lease addendum advising her that her ex lives in the building and asking her to certify there are no restraining orders and such limitations on either on either of them to her knowledge.
