My best understanding from talking to reps is they have one local employee (in addition to vendors like cleaners, landscapers...) per 10 listings/properties. 

Electric: is the easiest to split, but may require holes cut in walls to separate the units.Gas: gas lines aren't as flexible as wires, but it can usually be done affordably.Water: most cities will NOT install additional water meters on a property.

Regarding insurance adding additional umbrella insurance is great idea. 

Im self employed, roughly make $130k gross anually, 1099 NEC , no debt at all, 740 credit score. 

The income doesn't really cover expenses plus debt service. 

If you do call them best case scenario you get the listing, sell their home and end up with some additional buyer clients that did not end up buying this particular house.

Additionally, take some time to drive around your neighborhood and gather information on recently sold properties within a mile radius.

Also, you will likely only be able to use the rent to offset the mortgage pmt debt on the rental property to $0 since you dont have any Sched E history yet. 

Typically you will close sooner than 30 days, but this way if there are any issues or anything that slows down the closing, you have some additional time to close still.
