Or I'll have to broaden my search outside the greater Charlotte metro area, as it seems like most homes around town are just too expensive and would be lucky to cash flow, let alone at an acceptable level of risk.

I am under contract for a SFH property in metro Austin Area with a target closing date of end of May.

lol btw what is interesting James, is that, the number of purchaser using all cash is up by 50-75% in every metro, so lot of region has 50% cash buyer while in bay area it was 15% cash buyer only two years ago but in 2024 cash buyers are 25%.
