There are plenty of centuries old houses on the east coast that have been upgraded and properly maintained over the years.

Its the middle of winter, also. 

For something in the middle, small but still national, I might be inclined to defer to what they want.

North Oak Cliff, Cedar Crest, Garland, and Far East Dallas would be the areas I would look at.

That will bring the price of gas down on the east coast.
