Partnering on rentals is like a marriage and most people just like to date other investors, not marry them.

Anytime any of us early terminate any agreement whether its a residential lease, a car lease, a home security contract, our cable company, our gas provider, our marriage, etc....there is most likely a penalty.   

After some research, what I am wanting to do is a Non-Arm's Length transaction which is completely legal and is not bank fraud (as long as I don't lie about my marriage). 

Our first year of marriage we lived in a little one-bedroom apt and we didn't have a dishwasher and had shared laundry with 7 other apts.

My wife and I have always aspired to be debt free and the only loans we had in our 28 years of marriage have been for our primary residence.

Title gets back the affidavit and the husband had 5 children from a  previous marriage and the deed had no right of survivorship which would automatically pass the rights to the wife.  

I believe what they REALLY want is for those costs to not be so heart-stopping, marriage-killing, etc., and with that I whole-heartedly agree!

See what happened wrong, their over budget items, ask them the important question: did it almost ruin their marriage??

Remember: in RE, it can be EASY to get into something but if you made a bad move it could be very hard to get OUT of something (just like a marriage:))
