I came home and switched my treats from being fresh flowers from the super market and reasonably expensive store bought chocolates to being freshly roasted coffee beans from a local coffee shop down the street and homemade ice cream from a local award winning ice cream shop up the street or freshly baked croissant from the French bakery around the corner.

Considering maybe French doors that has single pane glass on each side to have it kind of match the four overall glass front façade of the house.

Hello, there are ways to handle the water coming in, first thing is that everyone forgets to do is gutters check to make sure that all are fix and there's non with gaps or leaking make sure that they drain away from the home, second is to dig a french drain by the home and have it come out from the home so that the water drains away from the home.

We've spent 45k so far on just capital improvements (new roof, windows, HVAC system, electrical updates, basement waterproofing/french drain)...and we're looking at another 70k for the kitchen and basement (adding 3 bedrooms and a bathroom, finishing 2nd enterence).

The first floor also rebuilt the previously illegal addition, raised the roof to feature another suite with french doors leading to a new large deck.

Custom French drain system gravity feed by the gutters and diverts to drain out at the front covert of the property. new driveway with new covert drain pipe (should have been done by the city but thats another story) New AO smith energy efficient hot water heater, complete new plumbing through out the house, new shut off valves in all bathrooms, New specially designed toilets (Love these toilets!!
