Finally your purchase contract states that you have the right of a final walk through before you close, so you can confirm the property is empty and broom swept (check basement, attick and garage), not damaged by the movers - and all repairs are completed.

Make-ready and lease back up.Final analysis: re-let, cut the losses, do a final accounting (don't charge for AC repairs). 

It is a fine difference but an important one because people don't like things thrown in their face.  

I also recommend you hire an inspector to give you an assessment before you negotiate a final deal.  

I just received a finally invoice for just over $7,000.

Maybe a fine, or a lien, but more likely a requirement to have the work inspected and possibly fixed.
