Ive gotten my first book by gary eldred called investing in real estate and its giving me insite into the wealth of topics that realestate encompasses, where at first i was only concerned with wholesaling.I still intend to wholesale my first few properties until i can gain a finicial foothold to climb up onto bigger and better things.

@Gary Dale McKee is there a reason why you want to use "creative" financing over the tried and true methods?
