Thanks for all of the input,  and as stated I was not going to indulge the request and I certainly wasn't entertaining a tenancy with this person (Paretto principle), I was just wondering if you've had a similar request and if so, how you responded.

I currently live in Los Angeles with my girl friend as she works in the entertainment industry.

During the world wide pandemic consumers spent $30B on entertainment which is a 20% increase from 2019.

The entertainment and conversations about what NOT to do when owning buy and hold properties is priceless. 

Opportunity is everywhere, and my view is once you get into an area of 50,000+ people with a growing, diverse economic base that has reasonably good climate and access to transportation and entertainment.  

There are lots of new developments coming to area, for better traffic flow & entertainment options, such as the Margaritaville Resort in PCB.Best of luck to you!

Also, in very rural areas you may lack the food, entertainment, infrastructure (reliable high-speed internet and cell service), and lifestyle that you may want.  

The folks around Table Rock Lake seem to have it all with both the nature amenity and entertainment nearby.  

Distressed property that sits on the market more than a week or two will make the sellers nervous and they may even lower the price or start to entertain slight lowballs on offers. 

Ultimately, I feel losing my leash to W2 will allow me to entertain areas I previously didn’t have time for, or focus more time on my current REI path.
