The lower downpayment using a FHA loan looks much more achievable and quicker to obtain than drumming up private money.

I have seen old drum traps hidden under a vanity base, tiled over, and funky joints from past renovations causing issue even though the snake head didnt hang up at the trouble point.

This was in my first house before we moved and became landlords.The laundry center is now 12 years old and has only had the dryer drum's bearings changed since being a rental.  

I'm trying to drum up this conversation as I have only seen limited info on it on BP and I feel like I have a good idea.

There's nothing wrong with people wanting to drum up new business, learn new things, find information that may be helpful.

Today I found $11.00 in loose change from a dryer that fell out of the drum and was just sitting on the bottom.

Anthony Gayden I like your point about having both as well as appreciation but I do think it has a lot to do with what Rob Drum mentioned about leverage.
