If you can prove the issue was completely addressed the new carrier will disregard the prior claim.

I at first completely disregarded it as an option but the more I think about it the more it sounds like a good deal.

That LLC would be a DISREGARDED ENTITY.

They are currently under disciplinary action from the state Contractors Board for Disregard of Plans and Failure to comply with laws!

Just like the real-estate market though, I don't believe in market timing, so although the market may be "extremely high" right now (if you disregard the last few weeks), historically the stock market has annualized double digit returns.  

In some states, a single member LLC is a disregarded entity as far as personal protection and liability.

Note that I'm not an attorney, but the sale of the asset shouldn't qualify any disregarding of the lease, which is also an asset.
