. :-)  I have two Mexican and Costa Rican 'divorcees' next door over here in California, and they can go from positively charming, to absolute hell on high heels... for sure.

IMO Dutchtown has some historic charm so it will eventually gain some interest if for no other reason than it's well-situated between other desirable areas, but it's much more residential so I think it'll end up more like Bevo with a mix of low-income and blue collar residents that make it very stable, but without much appreciation.

We disqualified that one and the third candidate was a charm and the deal went through. 1 mil, 50K.. 

It would all depend on the scope and cost of the proposed improvements, how much skin in the game they think you should have in it, and if they feel the character and charm (or whatever) is not compromised.

I currently own a condo, which I live in with my wife-to-be and our charming dog.

Seattle is full of charming homes, and people like these.We acquired this seattle house directly from a wholesaler who actually beat us out of our negotiations with the seller directly.  

In fact, the lower gulf coast has lots of charm, and demand for rentals, population growth, no state income taxes, etc all makes it appear the area will be strong for years to come. 

We continued to look for potential properties, but nothing had the charm your home did.

Found a charming studio in a 9 unit brownstone for 345k on the upper west side.  400sq/ft.
