With the recent spikes in the price of beef you may be coming out ahead here if they left it.  

. - to be safe, make sure whatever deal you're investing the HELOC money into still works at your "worst case" rates, and/or have a plan to be able to pay back the HELOC early if rates spike so you can avoid paying that higher interest.Just curious - where are you living/what are you looking to purchase where $250K will only fund a down payment??

I had guests in the house for all of Feb and saw a huge spike in my gas bill this month.

Originally purchased as single family home conversion but pivoted to rentals during the building material spike of 2021.

However with the rates spiking I’ll be breaking even after the cash out refi, then again I’ll have about 150k in cash to deploy to more deals and get a much better return on my money.

Rates have been moving up quickly in the last few months, but they have not spiked that much this week.
