He has a property manager you should be able to get ample evidence of rents, when they were paid, late payments, quality of tenant (rental application, lease agreement, amendments, exhibits, pet agreement, deposits, property improvements), etc.

My understanding is that this has not been allowed in the US until recently do to tax reasons, but is more common in Canada and Australia.

Hi guys First time poster, I Live in Australia and am interested in moving into the US market. 

I would like to buy and renovate properties for rentals but I live in Sydney Australia and house prices here are super high and generally negatively geared. 

We have owners not only nation wide but also globally ranging as far as Ireland, England and Australia.

HOWEVER, many leases (if properly drafted), will contain appropriate restrictions on violating the exclusives of other tenants and I've even seen leases where the exclusives of other tenants were incorporated into the lease (as an exhibit) and the new tenant agreed to not violate those exclusives.If you want to be 100% safe, you need to talk with the chiropractor tenant and make them feel comfortable with the situation and convince them allowing the physical therapist is in their best interests.
