To calculate "Net Return" as NOI/DP is IMO mixing apples and oranges.

Then there is both as related to the actual cost paid (related to LTV).The Midwest will typically have higher initial cash flow regardless of if it is based on initial value or actual cost if compared apples to apples (i.e. both finance at similar LTV). 

It's easy in today's market of crypto-millionaires and fast-action TV shows to feel like you're missing out on a craze, but the worst thing to do is get yourself into a property without knowing the numbers behind it, resulting in sleepless nights, unpaid mechanics liens and potential foreclosure due to hasty decision making. 

While I'm not an attorney, nor play one on TV and this is not legal advise.

I listened to a BP episode awhile back now that I CANNOT find now due to apple's horrible interface.
