The NHREIA meet up is this Weds and if you are feeling up to it there’s another meet up in Lowell on Thursday evening that is a great one.

For example, the wedding & events industry (the industry I used to work in) is being hit hard with tons of event cancellations.

If there's some specific stand out theme, such and energy efficient, or built around an airstrip or stables, or a ski slope (scratch that last one), boating, etc...

The are that best fits that is Orlando near the Theme Parks.

Often these things have big emotional impact, a few hundred dollar value theme park day pass/thing for a small family and they will think you Mother Theressa and tell everyone what there landlord did for them, a few hundred bucks and they will say "hey, thanks". 

A common theme is for landlords to require their tenants to purchase a Renters Insurance policy. 

It seems like the common theme for investing OOS successfully is creating effective teams and systems in the market you'll be investing, and having solid, reliable property management who you communicate with regularly.

@Daniel Hankins--I'm right on board up until it says "Sorry for formatting errors from pasting from google drive".I love and agree with the positive, git-er-done theme of that first part.  

We looked at several properties recently (practicing strict social distancing protocols of course, now that showings are once again considered an essential activity here) and the wife has got me thinking because she says farmhouse chic and rustic industrial themes have been done to death recently and are already “so passé, like peaked in 2016”.
