With larger properties (whether something you can buy on your own or invest in experienced syndicators you feel comfortable with) there is diversification and more peace of mind (from not having to deal without management layer).

Each is a vital component, and the three of you need to work through the roles first. 

Both died in their late 50's after years of suffering COPD.They had the walls completely covered with that old Italian felt patterned wallpaper so after removing that & using several layers of shellac the smell was gone.

Even for a local bank, why would they add a layer of risk for themselves by offering a product they cannot sell to Fannie/Freddie, without at least adding in risk premium into the rate. 

A layer of 5/8" type-x drywall on the ceiling and min. 1/2" drywall around structures ( garage walls) supporting the partition would be required.
