Percentages are great when properly used and understood, but they can also be tricky. 20% on a $100k property is very different from 20% on $600k.

I think you are correct about being on drugs because what doesn't seem to be understood here is that it's not the new tenants with whom the quarrel is but with me.

If it were me, I would make sure that when I found a deal that I wanted them to partner on that they understood exactly how they were going to make money and what the risks are.
