I don’t think spending the money will get you what you are looking for but I do think finding leisure time at the cost of working a few extra hours will.

If it would support being a living area (dry all year round, decent height ceilings) maybe make it into a TV room or a 2nd living room with some faux stone, apartment carpet and 2nd hand mirrors from over old dressers.

If you don't have a good reason beside it looks cool on TV then you wont last.  

After all renters would appreciate a 90” 8k TV right?
